IHBI is Independent Handover, Building and Pool Inspections.

We’re a family business run by Mark Goodall, a licensed builder who has lived on the Sunshine Coast in Moffat Beach for 26 years and has been in the construction industry for over 30 years.

IHBI works for the home owner Independent of the Builder or Real Estate Agent to get the best possible outcome. 


Why should you have your newly constructed home or your home you are purchasing inspected?

 

New Homes or Units

At IHBI we have extensive experience in the area of carrying out handover inspections and reports on newly constructed homes and units, as well as renovations. 

We provide a quality control service to some of the coasts most respected builders. Is your home build to the standard that is expected by the QBCC and is your home built as per the contract?


Buying an Existing Home or Unit

If you are purchasing an existing house we can provide a building and pest inspection service.

The building report is carried out in accordance with AS4349.1-2007. The information provided deals with the current condition and structural soundness of the dwelling. 

In addition we can organise a pest inspection, using a licenced Pest Inspector to be carried out at the same time as the building inspection so that you receive all the information you require quickly and efficiently.


IHBI can carry out your Swimming Pool Safety Inspection

Are you going to rent or sell your home? You need a current Pool Safety Certificate to do either of these. Pool Safety Certificates are current for 2 years and need to re-newed after that time if the house is being rented or going up for sale.

IHBI is licensed to carry out the Safety Inspection and can issue the certificate on the day of inspection.

Being a licensed builder Mark is legally allowed to carry out any repairs that may be required. Alternately he can advise on the solution to be completed by the homeowner.


Builders Warranty Inspections

The QBCC has written a document called the Standards and Tolerance Guide.

This document is used to identify the standard of workmanship and what is a defect related to new home construction.

Two time periods are relevant when identifying applicable standards and tolerances to identify defective work: 

• 12 months from date of completion of the work; 

• 6 years and 6 months from date of completion of the work.

Generally the 12 month time frame applies to non-structural building work and the 6 years and 6 month time frame to structural building work, including water leaks.

Your builder will likely organise an inspection by their maintenance team close to 12 months after completion. 

If they do not or you would like an Independent Warranty Inspection IHBI can do that for you.

IHBI will produce a report with photos to present to the builder items for rectification. You then have a written record based on the QBCC standards and Tolerance Guide. 

IHBI can also carry out an inspection at a time that is around 6 years after completion. This inspection is used to identify any problems that need to be rectified before the warranty period ends.
